Bank and credit union entities figure in most June Sterling deed transfers

STERLING -- Financial institutions were listed as buyer or seller in seven of the 11 Sterling property deeds recorded between June 19 and July 18, more than any other category of transaction in the period, according to Worcester County Registry of Deeds records.

MARKET OVERVIEW Eleven deeds were recorded in Sterling during the period. Only four disclosed a sale price, ranging from $165,000 to $397,000, with a median of $265,000 among those four. Based on the raw count of 11 recorded transfers, the town saw a moderate level of registry activity for a single month, though with just over a third of deeds showing a price, the disclosed figures offer a limited view of typical transaction values this period.

NEIGHBORHOOD BREAKDOWN 171 Pratts Junction Rd. accounted for two of the 11 deeds recorded June 23 -- one for the main parcel and one for Unit 4A -- both without a disclosed price. No other street had more than one recorded transfer in the period.
