Sterling deed filings top a dozen, but most sale prices go undisclosed

Sterling recorded 11 property deed transfers between July 31 and August 29, but only three disclosed a sale price: $468,880 for a Sterling property (address not specified in the deed), $140,000 for 5 Fox Run Rd, and $50,000 for 48 Maple St, yielding a median of $140,000. All three disclosed sales involved a bank or credit union as buyer. Leos Way had two separate transfers on the same day, and several undisclosed-price deeds reflect trust or shared-surname transfers. With prices missing from roughly three-quarters of recorded deeds, the data does not support a broader read on market tone this period.
