Sterling Records Eleven Property Transfers in July, Few Sale Prices Disclosed

Worcester County Registry of Deeds records show 11 property transfers recorded in Sterling between July 3 and Aug. 1, but only three disclosed a sale price. Disclosed prices ranged from $60,000 to $400,000, with a median of $361,416. The month's top disclosed sale was a $400,000 transfer of a property listed only as "Sterling, MA," from sellers Thomas G. and Erin R. Hall to Leader Bank NA on July 8. Banks and mortgage servicers appeared as a party in eight of the 11 recorded deeds, and the low rate of price disclosure limits broader conclusions about the month's market.
